147,633 sqft Pre-Sold at A41 Connect, Pitstone, Buckinghamshire
A new warehouse development from Ashford Developments has seen two major pre-sales reach exchange of contracts totalling 147,633 sqft. These two deals leave just one Grade A warehouse unit of 46,065 sqft available either For Sale or To Let. Construction is underway and the warehouse development is due to reach practical completion in Q2 2025. Pioneer Design & Build Ltd have been appointed as the main contractor.
Units C & D combined total 101,568 sqft and have been purchased by Setna IO, the US aviation business specialising in aftermarket aircraft parts. Setna IO have made a major launch into the UK market with the acquisition of this new unit for their UK Headquarters.
Unit B of 46,065 sqft has been purchased by a local business as their new HQ facility.
The speculative development follows the site being acquired by Ashford Developments earlier this year. The early success of the scheme partly reflects the pent up demand for freehold warehouses within the Buckinghamshire and Hertfordshire markets - pulling demand from Aylesbury, Hemel Hempstead, Watford and key markets close to the M25.
Rybull Group’s, Ian Bullimore acted for Setna IO on the acquisition. The purchaser of Unit B was unrepresented.
Adroit Real Estate Advisors acquired the 14 Acre site for Ashford Developments and will continue to act alongside Avison Young (who previously sold the development site for the vendor) on the disposal of the units.
